Why this one does not produce a number

Most roofing calculators multiply an area by a rate and hand back a total. That looks helpful and is mostly fiction: the rate is a national guess, and the variables that actually decide a roofing price — how many layers come off, what the deck looks like underneath, whether the flashings are replaced, what labour costs in your county — are exactly the ones a form cannot know.

So this tool does the honest half of the job. It tells you which decisions move your number, which lines to insist on in writing, and where the genuine uncertainty sits. Then it shows you the one national figure we can source, and tells you plainly what that figure is not.

        Sources and limitations

        Only one dollar figure appears anywhere in this tool, and it is the Cost vs. Value 2025 modelled national project for asphalt shingle roofing replacement: job cost 31,871 dollars, resale value 21,501 dollars, about 68 percent recouped.

        • No national average. We do not publish one, because the sources that claim one are not measuring what homeowners actually paid.
        • No cost per square. A national per-square rate has the same problem as a national total, expressed more confidently.
        • No scaling. We do not multiply the modelled project by your roof area. That would dress a defined survey project up as a prediction about your house.
        • No metal figures. The same report models a metal roofing project. We were not able to verify those figures to the same standard, so we publish nothing for metal.
        • No regional figures. Labour, disposal and permit costs vary by market, and pricing that credibly needs transaction data we do not have.
        • No insurance or storm paths. Claims follow different rules and are out of scope.

        What replaces all of that is the checklist above. Two or three written bids on the same defined scope will tell you your number far more accurately than any calculator, and the quote checklist is how you make sure they are describing the same job.
