A. Job definition

  • Area in squares/sq ft + measure method (on-roof / ground / satellite)
  • Pitch, stories, complexity acknowledged
  • Sections included; detached structures named
  • Flat/low-slope sections addressed or excluded

B. Tear-off, layers, disposal

  • Tear-off vs overlay explicit
  • Layer count stated — or assumption + price if wrong
  • Disposal/dumpster included, excluded, or allowance

C. Deck and hidden layers

  • Deck inspection after tear-off
  • Decking allowance: # sheets + $/sheet beyond
  • Underlayment type named
  • Ice & water barrier locations
  • Flashing policy (new vs reuse; pieces named)
  • Penetration boots with count
  • Skylights: replace / reflash / exclude

D. Visible system and ventilation

  • Manufacturer + product line + color
  • Hip/ridge: manufactured vs cut-up
  • Nailing / wind install pattern
  • Accessory system for warranty tier
  • Exhaust + intake ventilation plan

E. Warranty and paperwork

  • Manufacturer warranty tier + registration party/deadline
  • Workmanship warranty years + who backs it
  • Permit party; licence #; insurance evidence
  • Exclusions, change-order rule, payment schedule

Not comparable until

  • Tear-off vs overlay differs or unspecified
  • Layer count or area basis unreconciled
  • Product line unnamed (“architectural” alone)
  • Decking “as needed” with no unit price
  • Ventilation plan omitted
  • Flashing “seal as needed” with no policy
  • One bid excludes skylights/flat sections the other includes
